LANDSCAPING

a)       Lot is fully graded, top soiled and sodded.

b)      NOTE:  It is the responsibility of the Purchaser/s to water and care for the lawn, FORT MAX (GP) INC cannot be responsible for growth.

c)       Concrete slabs as per grade.

d)      Gravel driveway to street line.

e)      For a more appealing streetscape, all services are underground.

f)        Street trees as per approved landscape plan.

 

CONCRETE

a)       Poured 8” concrete basement walls reinforced with rebar.

b)      Exterior Basement is Delta wrap and spray.

c)       4” weeping tile covered with clear 6″ of crushed stone around foundation walls.

 

EXTERIOR

a)       Each home, designed and built by Starward, emphasizes the creation of distinctive elevations, utilizing vinyl siding and other unique materials.  Purchasers to have choice of exterior colours from Builder’s Level 1 samples.  All elevations are under architectural control by Fort Max Limited Partnership.  No two like elevations or siding colour selections side by side.

b)      Windows to be vinyl Low E Argon gas thermapane insulated glass, with a 25 year limited sealed glass warranty.  All operating windows to have screens in habitable areas.  White windows are standard.

c)       Exterior entrance doors to be insulated, metal-clad doors.

d)      Exterior siding to be vinyl.  Fascia, soffit and eaves trough to be pre-finished aluminium, as per plan.

e)      Roof to be 25 year self-sealing shingles.

f)        Pre-finished non-insulated metal garage doors.

g)      Front doors with sidelight windows as per plans.

h)      All exterior porches to be pressure treated wood.

 

DRYWALL AND INSULATION

a)       All finished rooms are dry walled, taped, sanded, primed and painted.

b)      Walls will have a minimum R22 insulation and ceilings with accessible attics will have a minimum R50 insulation.

c)       Basement walls will be wrapped with Basement Blanket R12 insulation.

d)      Ceilings to be secured on metal channels between ceiling drywall and roof trusses.

e)      Textured white ceilings have bordered trim.

f)        Kitchen, bathroom, laundry room have smooth ceilings.

g)      Garage is fully dry walled, with rough coat tape only.

h)      A man door is included in every home for direct access from garage to house for your convenience, as per grade.

 

ELECTRICAL

a)       100 AMP Electrical Service, with circuit breaker panel.

b)      Convenient heavy-duty electrical hook ups are provided for stove and dryer.

c)       All copper wiring.

d)      Electrical outlets as per Electrical Safety Authority specifications.

e)      Exhaust fan to be installed in all bathrooms, vented to exterior.

f)        Switch for principle exhaust fan (90 cubic feet per minute) to be conveniently located adjacent to thermostat on main floor.

g)      Smoke detector on all levels to government standard (U.L.C.) approved.

h)      Carbon monoxide detector to government standard (U.L.C.) approved installed on all bedroom levels.

i)        Light over kitchen sink (depending on plan) will be a pot light or fluorescent light.

j)        Kitchen range hood to be vented to exterior colour is black, with a standard 6” vent.

k)       Two (2) weatherproof ground fault plugs one (1) on front porch and one (1) in rear.

l)        One (1) electrical plug for garage door opener in garage ceiling.

m)    Door chimes at front door.

n)      Light fixtures will be installed in all rooms (where applicable). The light fixtures will be selected by the Vendor. Model homes may have upgrades.

  • o)      Electrical receptacle with breaker provided for future dishwasher hook-up.

p)      Total of 8 drops for any combination of telephone, cable television or CAT5e Data with matching faceplate.  The exact mix and location to be chosen by the purchaser at the time of contract.  All wires to be home run to the electrical panel.  All Terminations at the panel are the responsibility of Cable Providers or homeowner.

q)      All light switches and plate covers to be white Decora.

r)        Electrical receptacle provided in the garage at the central vacuum rough-in location.

s)       Two gang electrical receptacles provided at the service panel location for convenient hook-up of future security or A/V systems.

 

HEATING

a)       The furnace is a brand name high efficiency, forced air natural gas unit.

b)      The natural gas hot water tank is a rental unit.  Purchaser agrees to assume hot water tank rental agreements.

c)       Dryer vent connection to the exterior.

d)      All houses to have an HRV heat recovery air exchange ventilator with minimum of 60% efficiency.

 

DECORATING

a)       Starward Homes cordially invites you to visit our state of the art Design Studio to preview the grand selection of our interior finishes and start the personalization process of your new Starward Home.  Included in your contract are 2 colour selection appointments with a Starward Interior Design Consultant.  Appointments will be weekdays at either 9 am or 1 pm, and will last for a maximum of 3 hours.  If required, additional appointments can be purchased at a rate of $300 per appointment.

b)      All walls to be painted with one (1) primer coat and two (2) finish coats of “ICI – Ultra” flat acrylic paint. One (1) colour to be included throughout and is to be chosen from the Builder’s Level 1 samples.

c)       Exterior elements of house to be painted with one (1) primer coat and one (1) finish coat of exterior grade acrylic or latex paint (Builder selected).

d)      Plumbing fixtures are white.

e)      All trim and doors to be painted semi-gloss white.

f)        All interior doors are 6 panel smooth.

g)      Plate glass mirrors in all bathrooms.

h)      All door hardware (handles and hinges) to be Brushed Chrome.

 

 

TILE WORK AND CARPET

  1. All bathrooms to have 2 piece chrome accessories – towel bar and toilet paper holder.
  2. Main bathroom to have  tile tub alcove up to ceiling, from Builder’s Level 1 samples.
  3. Front entrance, kitchen, bathrooms, main and ground floor laundry room floors to be ceramic tile from Builder’s Level 1 samples.
  4. Choice of carpet, one (1) colour, from Builder’s Level 1 32 oz. nylon samples, with ½ foam under pad.

 

WOODWORK & STAIRS

a)       4 1/8 baseboards and 2 3/4 casing paint grade finger joint pine.

b)      All finished staircases to be carpet grade with oak spindles, stringers and railings.

c)       All open basement staircases to be carpet grade with oak spindles, stringer and railings.

d)      All other basement staircases and railings are to be utility grade.

 

KITCHEN CABINETS AND BATHROOM CABINETS

a)       A choice of Oak Veneer, Maple Veneer, Painted MDF, Textured Melamine or Thermofoil flat panel kitchen and bath cabinets from Builder’s Level 1 samples.

b)      A wide selection of colour coordinated laminate counters from Builder’s Level 1 samples.

c)       All kitchen cabinets to have an opening for a dishwasher.

d)      All kitchen islands will have an electrical receptacle, placement as per code. .

 

PLUMBING

 

MAIN BATH

  1. American Standard “Evolution” toilet.
  2. American Standard, drop in “Colony” china basin in cabinet or “Evolution” pedestal sink as per plan.
  3. Moen “Chateau” chrome one handle-low arc bathroom faucet L4621 (4” centre set design).

IN GENERAL

  1. Kiln dried floor joists.
  2. Interior walls to be 2” x 4”, or better.
  3. Tongue and groove high performance OSB sub-flooring will be screwed and glued into position on all floor joists.
  4. Deadbolt locks on all exterior swing doors.
  5. 2″ x 6″ (or better) exterior wall construction with a      minimum R22 insulation.
